- Closing papers when you purchased your home
- Loan coupon books on all mortgages
- A survey of your property
- A floor plan if you have one
- One key for the front door
THE SELLING PROCESS
Getting Ready. First things first! We need to make your home presentable for buyers. Take a tour of your home using a buyer’s perspective. Fix any defects, touch up on the paint, clean or replace your carpet and eliminate clutter. The less the better! Invite the buyers in with your curb-appeal. This step of the selling process is very important if you want to cause a good first impression. Keep in mind, you only get one chance.
Listing. As your listing Realtor®, I will gather all the details concerning your property, take photos and list your property in the Multiple Listing Service of the San Antonio Board of REALTORS ®.
Marketing. Besides the MLS, I will use other venues available to market your property and give it the proper market exposure. I utilize magazines, classifieds as well as flyers. I also utilize the Internet by posting your home in various websites. I will also post a “For Sale” sign in your yard with your approval. If necessary, I will host a “Broker Open House” to introduce your home to my associates within our professional community.
The Offer/Negotiation. Once an offer is received, I will present the offer to you personally and provide you with all information gathered from the cooperating buyer’s Broker concerning the buyers as well as information that pertains to the buyer’s prequalification status. I will closely analyze all information to determine that the offer is in your best interest and you can obtain the maximum return for your investment. In addition to this, I will ensure all parties in the transaction are treated fairly and with honest consideration. I will go over every item so that you thoroughly understand what the buyers are offering as well as what they are asking for.
The Contract. Once we agree on an offer, the contract is signed by both parties and the buyer provides an earnest deposit. At that time the house will be placed off the market and I will monitor delivery of all reports, documentation and verifications related to the loan progress of the buyer so that our valuable time off the market is minimized.
Appraisal/Inspection. If requested by the buyer or lending company, an appraisal and inspection of your home will be conducted. I will make sure these are coordinated.
Closing. I will coordinate on a time for both the buyer and you to close on the home. I will note all contingencies and attempt to remove them within the time limit provided or get and extension of time, if needed. I will keep you abreast of the buyer’s loan application and the progress of the appraisal on your home. The keys should be delivered to the buyer at the time of closing.
Funding. Once the buyer’s bank funds the money, all disbursements will be accomplished according to the contract. This is the final step of the transaction process.
Move. Once your transaction is funded, this gives the buyer ownership to your property; therefore prior to this, I will coordinate this date so that they are as convenient to both parties as possible.
